What's the deal with this house? Bad Area?

    This house is coming up within my current search area (5 miles of my current property), only problem is it is on the other side of the Thames so not viable.

    However, why is it so cheap? Is it a bad area? Understandably I don't know the particulars so it could be riddled with problems but still that house round my way would be £2m+.

    Flood plain maybe, haunted, been a murder, or needs shot of it quick?*

    *Delete as appropriate.

    But if all the other houses in the area are going for 3 or 4 times more, then there is something wrong with it. Why not call the estate agent and ask why the price is so low, I'm sure they are legally beholden to tell you the truth, maybe.

    That does seem like a lot of house for the money. Even here in mid wales that would be more than 575.

    Perhaps it's priced to generate interest - (which is exactly what has happened here) and when it says offers in excess of 575, it actually means you'd better add a 1 to the front.

    Maybe because it looks like it's in the middle of nowhere or the price is a typo - £5.75 instead of £575. Have you phoned them to confirm? Does look a hell of a lot for the money and the fact it's unlisted makes it even more appealing, especially for an investor or someone looking to own a B&B near the coast.

    That will just end being a bidding war, if it was up for that cost then it would have gone before it even hit the internet.

    Yes, I agree with Liquid. It's been priced to generate interest and you can bet it will go for well in excess of the listed price. Agents aren't daft and once they get a few interested parties, they'll just play them off against each other until the highest offer remains. Keep your eye on it because I would bet that will go for way over £575,000.

    You would think but look at it on Zoopla, this is the fourth reduction over an 8 month period.

    If you are interested, just call them, give a cash offer and Bob's your uncle. At least you will know if it is cheap and we won't have to speculate here, which I have no problem with BTW.;)

    You can see from the pictures that it has sunk on one side, I have also spotted 4 ghosts in the pictures, and there are clear signs of Alien abduction in the past, oh and also believe it was an ancient graveyard.
    Well that clears that up, if the mods could totally delete this thread and any evidence it ever existed, that would be great :smashin:

    Right where has the number for my bank manager gone :)

    Could be due to its remoteness, or maybe there is some future project planned in that area. An airport?

    Then there is something seriously wrong with that house because just looking at the pictures, I cannot fathom (no matter what the area is like) how that property is just over half a mill. There is either history, subsidence, imminent developments nearby or some hidden maintenance/tenancy clause with the property that is putting people off. I must admit if this was anywhere near, I'd be very tempted to investigate it because that is a steal if it's a legitimate price, and there are no underlying circumstances.

    @Mr_Wistles - side question but what happened to the other house you was purchasing/putting an offer in? I believe it was you that started a post with the strange internal heating vents things?

    I live in North Kent. AFAIK there are no signed off plans for any kind of big development in the area although an airport has been mooted for years. Otherwise its generally a quite poor area albeit with pockets of nice houses for reasonably prices. There are also loads of nice villages dotted about. Rochester itself isn't necessarily the nicest town although its steeped in history and has loads of large georgian townhouses. Gravesend too is another fairly run down town in terms of commerce and amenities but has tons of really nice old properties in pockets of fairly nice suburbs.
    I live in the cheaper end of a really nice village in North Kent and often see Michael Gambon going about his day to day. In terms of locality its easy to get to all major airports, London St Pancras and eurostar services are accessible from Ebbsfleet too.

    I noticed it was bought for £491,000 in 2013 so it could well be the market price. Amazing if it is. You should phone up and ask them about it if you're fairly close by and if there are no other circumstances for its apparent cheapness, then you'd have to say that it's the remoteness of it keeping the price down. If that's the case then selling it on would present the same problems..

    "The toilets were absolutely filthy. On day 2 of our stay I went and asked if they were going to be cleaned and was told the cleaner was off sick and they hadn't been cleaned for 4 days ! owner would be there in 30 mins to clean them. Well he did clean them. Not that day but the next but they were still filthy."

    I say we all get together and have an AVF club house, stuff the happy campers :nono: we can party with hugely over priced tech and force them out.....Then buy the land, build a bigger better house, sell for lots of profit so we can all retire.

    Sometimes I even amaze myself :smoke:
