If you have ever had a house built, could you share your thoughts on any of the points below
1) What do you wish you had done differently
2) What do you wish you had known beforehand
Or, anything in a similar vein
Reason for asking is that we have:
1) Acquired Land
2) Obtained planing permision
3) Completed building regs / sap sign off and structural engineer sign off
4) Completed Specifications Lights, Finishes etc - I think architect spec is a bit ambitious, we have a meeting next week to (hopefully) scale things back a bit I.e triple glazing will become double - That said we have found the Architect to be indispensable, incredibly good and we feel lucky to have him.
Next steps will be for the Architect to obtain 3 to 4 quotes then it's over to us to appoint main contractor.
Until I have quotes I don't know how much it will cost but I estimate that we only have enough cash (funded by remortgage on current house) to get to wind and water tight (maybe first fixes). At which point the plan is to sell our existing house and clear the remortgage. We will then rent and use the very very small equity from house sale and credit cards to complete the second fixes and get us to a position where we meet the minimum requirements to move in. Once in and without any rent or mortgage we will then get a small mortgage on the new house to complete finishes.
Hence the questions and any replies gratefully received

PS - I have studied / read many of the dedicated house building sites, I have posted here as I'm interested in the views of those who may have self built just the once and are not, shall we say, as fanatical as I have found the dedicated sites to be.
