Hi, this is my build coming to an end, so I hope you enjoy the photo sequence.

It's difficult to know what to include..... this is a small sample, so I hope I've got the balance right.

The entire project was to extend and convert a typical mid 50's detached single garage to a self contained unit of bedroom with shower room and the extension to form a sitting/cinema room. The larger picture is that we have a much bigger follow on project of extending our bungalow. I've done a few self builds/rebuilds over the years. I've done the mobile home. I've done the living in squalour in a couple of rooms whilst the rest is a building site. I'm getting too old for all that now, so I wanted to at least have a small but finished separate accomodation whilst we did that build. The longer term plan is that when we've moved back into the main property, we have a lovely annex available for visiting family and friends. In retirement, it could also be an Air BnB type opportunity...... but with some of the kit in there, I'm not sure my faith in fellow humans is that high...........

So, about the cinema/sitting room. It's not huge at 3.5m square..... and I know those proportions ain't good for audio. But unfortunately, like life, there are lots of compromises here. I'll concentrate on the AV side, but if there's much interest in the rest, then I can talk about that too.

My biggest indulgence was the all glass, frameless, pyramid skylight. The design was almost built around that one feature. It was the single most expensive component in the whole build, but I'm so pleased with the outcome. Like all design, it's one one thing to draw plans, whether they turn out as originally envisaged is never guaranteed. Likewise, the roof is particularly complicated. The last thing I wanted was a conventional flat roof with gutters hanging off fascia boards. I've acheived that, but at some cost. Not only financial either...... the design took me out of Permitted Development and ended up needing full planning permission.

Speakers; Monitor Audio W165/LCR/C165 in wall/ceiling. REL TZero Mk3 Sub
Games; Sony PS5 with UHD disk.

Network; Netgear 10 port PoE Prosafe switch linking to main house via Cat6a trunk.
WiFi; TP-Link Omada EAP245 Access Point

Main lights/Skylight LED's/Heating/Immersion heater on Shelly devices. All integrated into Alexa & Home Assistant.

I've tried to put the pictures in reverse order, so if you just want to see the money shot, you don't have to dig to the end.

Edit; Failed miserably with the timeline...... :(

That my friend is a very good question! The honest answer is that I don't really know because I've done it as I've gone along over the last 3 years or so. Apart from the plastering, I've done everything myself. I can give you an idea of the cost of the big ticket items and tell you what the materials are and you could QS it for whatever you've got in mind.
There's no doubt I could have done it a lot cheaper than I have, but I only plan on leaving this house in a box! In general, it's built to new house standards, particularly in relation to insulation. Roof, walls and floor are between 0.2 and 0.22. Electrics are to 18th edition with it's own CU and RCBO's on every circuit. The shower room worked out particularly expensive, but we went for the very best fittings.... You get my drift; I could have done a "garden room" a fair bit cheaper....

The cladding is Cedral Lap. Pricewise it's comparable to any other exterior finish. The kicker with that product is the accessories...... They add up and add up etc etc.... The roof tiles are Cedral Rivendale cement fibre. The aluminium capping on the parapet walls is made to order and worked out at around ÂŁ80/m...... The skylight ÂŁ2.5k. Bifold doors work out around ÂŁ1000/m. I ended up getting a local guy to quote me. He could supply and fit for the same price as I could buy for, so that was a no-brainer.

So, for me, it was all about the materials. Builders charge frightening money around here. That's if you can find one to turn up and is any good. If they're any good around here, they're on huge lead times.

My very vague answer would be ÂŁ20-25k to get where I am. That doesn't include the AV kit!

Nice work and love the skylight. Personally I would of went for a super low longer length AV cabinet. As the top of that AV cabinet is right underneath the centre channel speaker. Some sound from the tweeter and woofers will be bouncing off it.

Thanks. It was a thought, but it ended up being one of the compromises. I did think about the tv lower and centre speaker above. I've tried that in the past and it's too directional and perceive the sound to come from above the telly.

So far, I'm happy with it. The cabinet is a recent edition and I've not noticed any perceived change.... maybe I'll try again without the cabinet as an experiment.

Interestingly, in the past I've run with no centre channel at all and had the stereo pair take on that duty............. And I've preferred it.... The speech still anchored in centre stage, but with much more ambience about it. That was in the days of integrating up and coming AV into a reasonably high end Hifi stereo system.

Thats good you done a great job, yeah always some compromises for everyone. My living room cinema isn't finished yet, one of several comprises the coffee table is staying.

And once I get a new tv going to put my matching bookshelf centre channel speaker above the tv pointing down towards the main listening position.

So won't be quite in line with the matching front left and right bookshelfs. Could mount tv higher but I prefer having a tv at eye level.
