Calling any estate agents (pref Scottish)

    Bit of a strange one this. I've been after a plasma (Panny pw7) for a while and have recently decided to sell my flat to buy a bigger one. Do any estate agents out there now if having a plasma stuck on the wall as opposed to a 32" philips TV will increase the value by enough to pay for the screen? It's a new build, modern, 2 bed flat in the centre of Edinburgh, 15mins walk from Waverley train station. Appx value £170-185000 according to a couple of estate agents. Basically I'm trying to find a new way to justify the plasma to the missus :rotfl:

    I'm an estate agent.

    The plasma won't necessarily recoup its cost in the sale price achieved.
    What it may do though is increase the saleability of the flat in the first instance. Then, when someone makes an offer, you can say that the plasma is not staying but is available by negotiation (as fixtures or fittings or seperate sale) or suggest a bigger figure for the purchaser to offer you for the flat which would then tempt you to leave the plasma in the sale.

    cheers for that, still in the early stages of deciding whether to sell or not....nipper on the way :eek: so need somewhere bigger. Maybe if we have trouble selling, I could use this as a valid reason. Otherwise, the plasma may go the same way as the M3 and the crestron remote...."we need a new bed, bathroom, sofa and now, pram, nappies, cot......."

    I agree.

    I was an Estate Agent, but now a developer.

    The market is such that we will now more than likely be putting plasmas or lcds in any "luxury" developments we do in order to increase the saleability.

    Simple - gadgets and technology appeal and add to the desireabilty of a product, be it a house or a motor car.......
