Games Room Extension

Hi,

We are in the process of building a games room on the side of the house.

After a year in the planning we have finally got the builders in!

The extension incorporates a games/tv room, shower room, utility area and upstairs ensuite bedroom. We are building into the garage and converting it into a summer house (bedroom).

20091015113414.pdf

Planned equipment:

Kef 2005.2 7.1 system
Onkyo 607
Pioneer 42" Plasma
Harmony One remote
PS3
Wii
3 seater leather sofa
Pool table 6ft (7ft if the better half can't tell the difference!!)
Running Machine
Table football

We have an unusual shaped drive as the area was set up to be the entrance to the primary school behind us. They later changed their mind.

The foundations were finished after only seven days

Games Room Extension-day-7.jpg

Probably because of the additional help from my 2 year old

Games Room Extension-4-callum-helping.jpg

Games Room Extension-getting-rid-rubble.jpg

Games Room Extension-nearly-tea-break.jpg

Drains were in a bit of a mess.

Games Room Extension-drains.jpg

The builders have been fantastic and we have had only a couple of hours downtime due to rain.

Games Room Extension-img00022-20090925-1901.jpg

Shower room and utility room started.

Games Room Extension-img00023-20090925-1902.jpg

The garage has been incorporated into the build as a summer house. Saving a few pounds by puting the back door and window into the side of the garage.

Games Room Extension-img00027-20091009-1254.jpg

The shower room and utility cupboard have taken shape. It took a few men to lift up the RSJ

Games Room Extension-rsj.jpg

Bedroom floor and flat roof joists fitted.

and from the back

The roof struts arrived.

This is what I found eight hours later

The fascia on the dormer looks great

Games Room Extension-guttering-scaffold.jpg

All the tiles in place ready for fitting. The roof should be finished on Monday and the builders are going to put the bedroom floor in. They will be sealing off the windows with plastic to keep the place dry.

Games Room Extension-tiles-ready-fitting.jpg

I have been shopping this week and bought a cabinet. I like the way the glass door folds down and then underneath to hide it completely.

Games Room Extension-cabinet.jpg

I also bought 100m of Van damme 2.5mm speaker cable from Rapid after searching on avforums.

Everything is going to schedule. We only started building six weeks ago on Monday.

I have done some drawings on excel to discuss with the electrician. They are only rough but I would appreciate any comments on our planned setup. (sorry about the quality).

Games Room Extension-img.jpg

Games Room Extension-img_0001.jpg

I managed to get up to the bedroom today while it was still light.

Games Room Extension-bedroom.jpg

Games Room Extension-bedroom-ensuite-end.jpg

The roof is finished now so the bedroom floor boards are going in this week. We have another week and a half to wait for the windows and doors to be fitted. The flat roof above the games and shower room is due to go down on Thursday after the scaffold is removed.

Re: Games Room Extension

The Scaffold is down now and gives us a better idea of size. I have yielded to the six foot pool table. 7ft makes a huge difference to the playing area needed.

Games Room Extension-img00036-20091029-1222.jpg

From the back. The flat roof is still not ready due to an ordering mixup at the timber merchants. The Builders nearly had a heart attack when 2 tons of wood turned up instead of a few boards.

Games Room Extension-img00033-20091029-1218.jpg

The front door and window.

View from the neighbours drive.

Games Room Extension-img00035-20091029-1221.jpg

The roofers finished the flat roof on Friday and are back on Monday to replace the garage/sunroom roof.

The electrician is also coming on Monday for the first fix. I bought 100 m of coax today for the Sky, Freesat and Freeview aerial from Maplin for £69.

The Electricians have started puting the speaker cable in and have somehow come up with a new system of connecting the rear four speakers. They were going to connect the two centre speakers and then continue the cable down to the RL and RR speakers. Glad I went home at lunch time to see how they were getting on.

Rear Speaker Placement

Games Room Extension-rear-speakers-placement.jpg

The first fix is complete now and the windows are arriving on Wednesday.

Games Room Extension-front-window.jpg

Games Room Extension-new-hallway.jpg

I have just got my HDMI splitter today from Saphire Systems. They were really helpful. We are going to use this to split between the downstairs and bedroom tv.

Can anyone tell me if I can take the hdmi from the sky to the splitter, then one output to amp and one to bedroom tv?

Games Room Extension-splitter.jpg

Bit disappointed. The screed is going to be 50mm thick so we are looking at end of January until we can put the Karndean flooring in.

The windows have been put in today by Panoramic. Really helpful bunch of guys. Even left fittings for the garage which they are not doing.

Games Room Extension-windows-.jpg

The builders have started plastering our bedroom today so we should be able to use it in a few weeks.

Re: Games Room Extension

Hi Po_man, thanks for that. I bought the cabinet from Currys in the end. The model is Techlink OVT1B.

I've just looked and it has gone up to £299. I only paid £199 so I don't know why the increase.

Games room Extension Update

The Screed was dry enough to lay the floor this week so I have had a chance to put some of the equipment together
Here we go. I hope you like!

The window sill through to the kitchen will have a boxed in marine fish tank in a few weeks.

Please ignore the cables for now. I only have the Onkyo and Sky set up at the moment. It will all be tidied up at the weekend. The cabinet is also being raised to hide the sockets and the electricians are coming back with a brush plate to hide the cables.

More boxing in needed but the fridge only arrived yesterday. We had to remove the doors to get it in!

The pool table and darts equipment is being fitted tomorrow. No need to go out anymore!!!

Thanks daywalker. The Onkyo's Audyssey Speaker setup has done a great job and the surround speakers sound brilliant.

We do move the settee forward a couple of feet for Bluerays though. There's plenty of cable for the left and right speakers coiled underneath.

Hello volume. Glad you like it . I thought about the height of the tv for a long time and had to reach a compromise. The room is primarily used for the pool table, darts, wii and of course the football.

I chose the height with that in mind. Having said that, viewing while sat down is excellent, especially with the recliners.

Great job mate, it looks the business I know what you mean about the TV height for Wii. I find my TV position a tad too low for Wii but spot on for general viewing. And I bought the very same bar table as you yesterday.

Thanks alz2605. The table is just what we needed. Only caution I would give is keeping it at the max height with drinks on. When you press the the lever it ejects them all over

The chairs are brilliant while waiting for a shot on the pool table!

Games are in!

We have fitted the darts board and pool table now and are ready for the lads to come round at the weekend just in time for the Liverpool v Everton Derby.

Now for my pride and joy!

The camera angle makes the pool table look in the way of the darts line of play. The throwing line is this side of the pool table so does not affect play at all.

Thanks Lukeyy. Really enjoying the time at home with family and friends instead of going to the pub. I had a mate over the other night. We had 30 games of pool with the music on and a few beers.

At £1 per game in the pub and Supermarket offer beer in the fridge the games room will pay for itself in a few years!

Absolutely loving it!

Your builders have done a fantastic job.

I note you used roof trusses. Which company did you use and how much did it cost if you don't mind my asking? I used "The Roof and Truss company" - (very original name). I paid if i remember around £900 for mine and the builders erected them into place in under 8 hours. I only ask as i need to get trusses for my side extension and wanted an idea as to general cost for the area as it'll be roughly the same size as yours.

Oh, and in terms of observations i'd say this.. I hope your friends are excellent at Pool and darts. I say this because i had a dart board and found that after a few weeks of play i had loads of tiny holes in the wall which i needed to fill in! I had a darker wall and so it wasnt so visible anyway. With an off white wall you may in the long run have a problem there. May be best to buy some cork tiles, paint them and put them up around the board?
In respect of the pool table, well lets just hope no one miscues and the ball flies off table and onto your glass doors! I had to take this all into consideration in my last games room in which i had a 3/4 length snooker table and dart board. A similar but possibly not as attractive a games room as yours. My balls were flying everywhere - pardon the pun!

Hi Jagdeepp,

Thanks for taking the time and the kind comments. We used local builders who had tendered for the business so I don't know where the trusses came from or how much they cost. The architect project managed and took care of all that. i will certainly ask him for you when he is here again though.

Thanks for the advice on the darts board. I don't want anything permanant on the wall so I have bought some ply board which will lean from the floor to the bottom of the cabinet and will be as wide as the cabinet with the doors open. The same will be above the cabinet. This should solve the problem with the pesky Double 20 and Double 3!!

The idea is to cover it with a cloth the same colour as the pool table cloth and bring it out when needed.

I can't be certain that the balls won't come off the table, but I have made sure that we are breaking away from the windows and fish tank (when fitted!).

There is no way I would have my 'pride and joy' that close to a dart board.

If you really start playing, you might one day understand why I say this.

Bounce outs travel in mysterious ways. Dart (sharp pointy thing) meets Cloth (easy to tear). Seen it more than once. Recloth = expensive.

At the very least a cover will help and it will double as another drinks table for lazy darters.

Otherwise superb job

Hi chienmetallique,

Thanks for the comments

The cover is being made this week. I used to work in a pub and the cover was brilliant. It was simple but very effective. Just ply board with a baton all the way round.

It was even strong enough to sit on. Not that I would let anyone do that to our table!

The cover is being made this week. I used to work in a pub and the cover was brilliant. It was simple but very effective. Just ply board with a baton all the way round.

It was even strong enough to sit on. Not that I would let anyone do that to our table!
I just knew you would be doing this, I bet you're quite a decent darter then?
