Garage conversion (Mortgage co question)

Hi all

We are looking to have our attached single garage converted into a playroom, AV room with a downstairs toilet included.

We are at the stage where a few builders have quoted and I have just had a guy round to do drawing plans for me and liase with the local council for Building Regs etc and fill in the applications forms required (CoLD).

My question is, when do I if at all, notify the mortgage company that we are to change the garage into a usable room?

I read on this forum that a certificate is issued at the end of the project which is proof that all is safe if we sold the house in the future, but my real question is does the mortgage company have to know what is going on before we begin or are they satisfied as long as they get a valid certificate at the end?

You'll need to read the mortgage terms as some lenders require you to get their permission before doing any building work, some just need to be advised that you're going to do it, and others don't need to be told at all.

You'll also need to check the terms of your buildings insurance too, as that could be affected by any building work.
