Extensions

Hi all.

I know this isn't directly related to this forum, but it seemed the best fit....but I suppose the fact that I will be converting a garage to a HC room in whatever house I move into soon kinda excuses me for sticking it in here.

We are looking to move soon (as mentioned earlier). The house we are looking at are either 2 or 3 bedrooms with garage attached so that we can extend above the garage to have either a 3rd or 4th bedroom !

I just wanted to get a general heads up on peoples experiences with extending above garages.

Is it just a straight forward case of putting another level on top as the foundations are already in for the garage, or would there be strengthening to be done etc ?

I also wanted to see what kinda prices I could expect to pay to have this work done, and possibly extending the back of a house backwards into the garden...both floors. I know I'm just generalising here and I don't have sizes or owt like that....I just want to get an idea what people have paid in the past for similar things.

I would be looking for the room being built, inside walls done (plastered) ready for me to paint and all the electrics.

Mods....I apologies in advance if you deem this to be unrelated to this forum...I couldn't see where else it might fit !

Its a tricky one this as it all depends on the strength of the garage foundations.These are sometimes just built on a slab rather than foundations and as such would require new foundations to support the new room.

As for cost, well how longs a peice of string? there are too many factors to consider a decent estimate at this stage but as a rule extensions work on or around £1000 per sq meter.

you could just buy a house that already has the number of rooms you require with an integral garage?

I dont know what your budget is and its not my business but if it means spending an extra 30K on the original house purchase to get what you want rather than have to build on it to acheive what you want, then I know which one I would choose.

hi crone

ive just done exactly what your planning

i`ve got a 3 bed semi with garage and since we were needing an extra bedroom and i only used the garage to store all the crap u usually find in garages i thought this is the best solution to get a dedicated cinema room for myself and an extra bedroom for the little one

i do know of cases where people have exposed the foundations of their garages to building control and they were happy just to build up on the existising founds , we decided that the width of the average garage which most homes have was just not wide enough for the room space that i wanted, lucky enough we owned the land to the side of the garage and extended it by 1.5m wider
the unlucky side was that the builing inspector made me dig the founds 2m deep as there was a water line that ran along my boundry.

the cost wise i should be able to give u a breakdown what it cost me later when i get home as ive done all the work myself excluding the brickwork and scaffold
