extra insurance when building an extension

hello

Does anybody know if special building insurance is required when carrying out a self build home extension? When is say selfbuild I mean project managing it and getting individual trades in.

In theory - probably.

If the individual traders don't have their own insurance, if something happens to them whilst they are working on your self-insurance, you are liable and they could sue you.

If they have their own insurance, probably not an issue.

Yes you need your own insurance as if anyone gets hurt on your site, i.e. the contractors or the public your liable. Dont rely on the contractors insurance. It should also cover you for storm damage or theft of materials from your site.

Speak to your mortgage provider (assuming you are paying for the extension with your mortgage) they will let you know what cover you need to protect thier investment.

Don't forget to notify your Home Contents Insurer as well, as work being carried out can increase the risk of your cover of your contents policy. Some will charge extra or reduce cover whilst work is being carried out, others will not. Just check !

This is good advice. After I had finished extending our property following a three year renovation project I phoned our insurance company to let them know it was all done, as they had instructed me to do and was told that we wouldn’t have been insured while the work was being carried out!

Hi

Most of the things already mentioned, but to clarify

Employers Liability (covers your legal liability for any Labour Only Sub Contractors who you are instructing and are just using their labour input)...assuming you will have some.

Public Liability (covers you or employed Bona Fide Sub Contractors for Injury / Damage to Third Party Persons /Property)

Contractors All Risks (covers material on site and work in progress...existing bldgs insurers will only cover existing build and not the works.....if 99% completed and it burns to the ground they would only pay to have original build re-instated)

Instruct existing bldgs and contents insurers of works.

Suggest you contact a good local insurance broker to assist, and by the way if you have not already let the neighbours know ! (just in case you need overspill with scaffolding).
