New build, garage vs living space

New build, garage vs living space

I can't quite work this one out myself.

I have a smallish plot in which to build a 3 bed house, to summarise: If I opt for a garage the ground floor living space isn't that big:

Kitchen/Living/Dining All open plan 52m sq
Garage 17.5, sq
Utility
WC

Without a garage the ground floor is far more interesting(see pics) but at the cost of a garage. My main reason for having a garage is the fact I've got a car that I'd like to keep garaged as last year I had a couple of scumballs kicking my door down to get the keys.

However, with things the way they are at the moment we'll all be driving electric cars soon as it's virtually illegal to drive anything that does less than 30mpg (read: less desirable).

There's plenty of parking in the front drive for a couple cars. In terms of value, which is more valuable? bigger house no garage, or smaller house w/garage?

Personally I'd go with the garage option

depends on what car you drive, something basic then go for the extra living space.

flash or high risk car then go for the garage option

At the moment it would be considered flash but the problem is I can't see myself buying a flash car again in the near future with the way things are.

im in a simlar situation to you, i curently have a astra vxr that is, according to insureance and police, a high risk of theft car. i would like to convert my garage but fear leaving my car on the drive

Id vote for the living space in your case for defo.. I have a nice car and when I bought my first house I wanted a garage/space to put a garage.. I never got round to as prefered the outside space / couldnt afford it. I then bought another nice car :-) but this is on my drive, get a decent camera and enjoy the extra living space, youl spend more time in the living space than you would in the garage plus it will add more value..

just my thoughts!

ps if you have space at the front cant it be re jigged to allow a garage on the front at a later date?
