Locating DVD player etc. far from the TV

In the new year I plan to start work on moving the TV onto a wall bracket and chasing the speaker cables into the walls etc. However, rather than doing the "normal" thing of locating the freeview box, DVD player and receiver AMP in a unit close to the TV, I'd like to locate it on the other side of the room, near the sofa, some 4m from the TV.

I have a mixture of device connections; Scart, Component, DVI, RGB and HDMI. All of these would need to be located away from the TV.

What is the best way to do this? The HDMI and DVI cables can simply be run as they are but what about the others?

Can I get a "hub" to connect them all into then send them to the other side of the room on Cat5e before splitting up the signals again to enter the TV?

Will I suffer from lip sync issues if the images has to go 5m further than the audio ?

5-10m cables runs aren't an issue. To convert to Cat5 would cost alot more.
