Aidans new loft

Hi all thought I would post some pics of my loft conversion which is now my new home most nights!!! I would also like to thank anyone from here who has given me lots of tips and advice as it has been invaluable. In particular big thanks to MAW, jake james and massive thanks to Hdragon.
The setup at minute (Just finished two days ago!) is onkyo sr605 amp, ph10 50" panel, canton in wall, canton in ceiling, canton sub and a ps3. Soon to be added is htpc, cable and xbox360 (Once it comes back from repair )

nice setup. me thinks when summer comes around again you'll be needing some blinds on those windows. If they are velux though their black out blinds are top class..

Thats a seriously nice room mate, my loft room isnt even going to compare to that, really love the effect of the same wood on ceiling and the floor, great job!

Yes I like that as well, from this to that, it looks great so well done

On the velux blinds issue does anybody know where to get them from without spending a fortune.

Looks great Aidan, I,m gonna do my loft after Christmas. Did you go by building regs? Where are your stairs, and my loft has exactly the same diagonal struts supporting the roof. Did you fit steels along the length of the roof where these were supporting the roof, or are the only steels you used the ones in the ceiling? Any pics much appreciated

sab will dig out the plans and post a copy when I get a chance, building regs were followed. Don't know if you live in a terraced house but if you do be prepared for party wall notice which takes a while to come through and can be a pain in the arse if there is any concerns from the neighbours.

What a stunning addition to your home, great use of 'dead' space. A real boys/mans den !!

Did you carry out the work yourself and do regs state you must have a full open staircase or can you keep the loft hatch?. Our recently purchased 1930's semi is very similar so interested for future.

I would guess cost is very low compared to a ground level extension?

Thanks mate. It was my cousins building firm who did all the work and not sure about the regs on hatch as we simply have done everything to this house as it was in a state so putting the staircase in was the obvious choice.
With regards to costs it is very difficult to put an exact price on it as works have been going on for 7months to the property and have been paid in 4 invoices covering all work that was happening, bearing in mind we rebuilt the house from the first floor landing floor upwards and not one room has been left untouched. If I was to guess it would be somewhere in the 25-30k mark.

I thought it may be in that region. It's no cheap option, which would shock some people, and not far off the cost of an average ground floor extension. One plus is that bar the party wall aspect you're unlikely to get any objections from neighbours so always an option for someone without space on the ground to grow.

I my opinion though, well worth it. If you come to sell it's a real plus as people just wouldn't expect it.

The full staircase is really a good thing and only a fraction of the total cost, especially if you use it frequently. Would love to see a snap of it if poss. What age is your home anyway is it 1930's. Would also be interested how you placed it; did you loose a chunk of a bathroom for instance?

As promised some pics of stairs in progress. Need to get some more pics of it finished. The main thing is the stairs look like they were always there and are the same width from ground floor to loft.

top of the stairs the room you can see is the shower room area. Top tip put a velux over where the wc is going if you are pushed for space like we were.
