Where to advertise a house for sale?

Where to advertise a house for sale?

Was wondering if anyone has any recommendations for places to advertise a private house sale.

Going to do local papers etc, but was wondering about websites, which are the most popular and will get the highest amount of viewings?
Has anyone done this recently and can offer some advice?

I'm in the market at the moment (selling + buying). Rightmove.co.uk is by far the most popular website, but you have to be an agent to advertise on it AFAIK. If you're selling privately, you may be able to find one of the low/fixed price agents to get it on there?

Estate agent is the best place. However Tesco I believe also have a service.

IMO You wont save anything by missing out the estate agent as people will expect the agents fees to be knocked off the price of the property. Also you will reach a bigger market with a decent agent and have a far better chance of selling your house for -

a. Better money
b. In a faster time

Also in this economic climate I would of thought it would be very hard to sell a house privately. Agents are having a hard enough time as it is. Negotiate a deal with a local agent which advertises on find a property or right move. You can pay as low as 0.75%

I currently have a house advertised on ebay (It's in France so a somewhat different situation).
It's also on with a number of agents but I can offer it on ebay at a much lower price (as I don't have to include agents fees). It's only been on about 36 hours but we already have one couple going over today (they'll be on the ferry about now I should think) for a viewing tomorrow and another 2 interested parties lined up. Fingers crossed.

Some good advice.

But be prepared for the long sale. With the way the market it at the moment not many people are wanting to move, or can get a mortgage.

I sold my last house through The Little House Company.

If going this route then I would strongly recommend paying the extra for a sale board as around 50% of enquiries came from the seeing the board outside rather than seeing the property online.

In the current climate you should go with an Estate Agent. Selling a house right now will not be easy (depending on which price range your property falls into) You should be able to negotiate a good selling fee right now (aim for 1.35%)

This sounds a lot of money but if you consider the average house sale consists of a chain of 5+.... that's a lot of telephoning around which you will not have to deal with. You would have to deal with all estate agents within the chain, surveyors as well as solicitors.

Another key issue is the HIP legislation, as a private seller you would still be required to produce a home information pack. For a private seller this can be a lengthy procedure not to mention expensive. An Estate Agent will be able to generate this information a lot quicker. If you produce a HIP yourself YOU will be responsible under the Housing Act for all information you supply, by using an Agent, they will be responsible as the documents creator.

In this market you will be able to get a lot lower than 1.35%.

I would aim for 0.75%

I have 2 school's of thought on this one.

The first is to agree with you given the current climate and less houses on the market therefore Estate Agents will take what they can get.

Second thought is that since not many houses are going through sales currently the Estate Agent will have more power because it is definately better to go through them than doing a Private sale, also they might raise their prices to cover the shortfall in house sales.

I think, as others have said that the only way in this climate is through an agent that goes against the grain with me as i have always sold privately. But this time my house is on with an estate agent and still nothing doing

If they do their job properly they will sond out your particulars to interested parties on their mailing list

Not so sure about that - agents want around £300+VAT. Online you can order one for around £200+VAT (179 is the lowest I've seen). You have to supply exactly the same information for each, plus you end up with exactly the same thing if both providers are HIP CODE compliant. Agents end up using a HIP agency anyway, and they take a chunk as the middleman.
Will be doing mine in the next week or so.
We're going with a local agent, and negotiated their usual 1.25% down to 1%. 4 other quotes between 1.25 and 1.5%.
Get valuations off several agents - our 5 varied quite a bit. Well, 4 vaguely similar, and one nearly 100k less than the others. Suspect he was after a quick sale/quick commission.
