We are selling our house & i am looking for tips on what to do when people come to view. Obviously everything is spotless,decluttered & we have removed any signs that we have cats. Any more advice?

Brew a nice strong pot of coffee ready for when they walk in and if you have a bread maker then get that going for the same time. Fresh coffee and fresh bread make a home smell very lovely, warm, inviting and homely. Also if possible, have a window or two and the back door open.

The smell of fresh bread is the most effectively tool, read it in a suvery/article thingy a while ago.

If you have a dark, or dimmly lit room, make sure you have a discreet light already on before the viewers arrive. If you have to switch it on when they are there, you are telling them that this room needs artificial light |

im sure i saw something on the tv about baking fresh vanilla pods or vanilla extract mixed with water in the oven once
gives a lovely smell they say which people enjoy but i would try it out before your next viewing, if there is one, just incase

Make sure that any questions asked by the viewers are met with good answers. Give the toilets a last freshen up, glean any info from them regarding requirements and highlight anything that could be to their advantage.

If I walked into a house and it smelt of fresh brewed coffee and baking bread I'd be wondering what they were trying to distract me from

I'd ask a very good friend to be critical about your house, sometimes what seems ''ok'' and ''normal'' to you may vary from what others perceive. Make sure it is a good friend who you will not fall out with!

Take photos of all the rooms, cupboards etc, it can be a useful way of viewing your house 'as other people who see it'. It can be easy to become blind to certain defects eg wonky curtain rail, which would be obvious to a visitor or potential buyer.
If your going to use smells, keep them to a minimum as not everyone likes coffee, bread or indeed strong smells of any kind.

ALso, freshly baked buns and cakes fill the house with a lovely aroma and arouses the senses of the sweet-toothed viewer. Good luck with the sale.

How long did the viewing last??
When we bought our current house on the first visit we were there nearly two hours !! Definatley the longest time we spent on a viewing but we fell in love with the house straight away and put an offer in straight away.

whatever you do, dont make cheese and onion on toast, have your kids and there toys sprawled out everywhere and your very fat wife half dressed with greese down her shirt. oh and dont go pointing out all the walls youve knocked out and the foundations you put in yourself but couldnt finish due to cost.
its really off putting and a buyer will only stay 10 minutes out of politeness
trust me i know
Oi and thats from the buyers perspective!
