LOFT CONVERSION - What do I NEED?

Question LOFT CONVERSION - What do I NEED?

Hello.

Moved into a new build 4 bed detached house back in January. Whilst putting all the boxes in the loft after unpacking, I noticed it was impressively large.

The main staircase runs up the middle of the house with ideal access to a new staircase leading to the loft going directly above from the small bedroom, meaning only a slight reduction in size for this room.

I worked out i could get 2 good sized rooms up their each coming off one side of the stairs. I used Google Sketchup to make a plan.

I am wanting to do a lot of the work myself to keep costs to a minimum but would want all the main stuff like the truss's removing and the roof and floor reinforcing professionally.

I was mainly wanting advice, and also wanted to know what planning permission and building regulations i would need. also what safety aspects to take into consideration, like automatic shutting doors and smoke alarms etc.

This need to be done a budget, so i will be doing alot of the work myself.

If I were you, I'd get plans drawn up by an architect and get him to submit them for planning permission.

Hi - as I understand it , you do not need planning but building regulations. This I think will cover structural integrity,fire escape windows and fire doors, insulation type etc. This is if you wish to use the rooms as bedrooms. If not and they are a hobby room you may not need some regulations.

Either way most councils produce a document.

You will need some professional advice with regards to floor and roof I would have thought.

Building regs are just the code to which any building / adaption is built. As any potential loft conversion could look into a neighbours bedroom, garden, etc, I would have thought you would need planning. But I may be wrong.

Either way, an architect will be able to let you know.

It may be worth calling some of the loft conversion specialist companies. Many do full and or part conversions that you can finish yourself. They will also be able to advise on whats needed re permisssion and regs etc.

hes probably like me and doesnt have one!

hopefully will do soon tho as im buying my first house! was thinking of doing a loft conversion myself

especially to the guy who said "loft"

freakin genious. - glad you mentioned it mate, i had booked an appointment for a loft conversion company to come round tomorrow and start building a loft conversion in my downstairs toilet!

I thought they could go anywhere!

I'd better cancel it!
