Derelict building photo

I was at another kind of creepy and haunted looking place today. Apparently it was once a house of ill repute..
I converted this image to B&W and used a gradient map to split tone it and give a sepia look to the image. The grass was then hand coloured.
Opinions please on whether or not you think it works..?

I quite like what you've done with the colour here. Nice simple composition too. I'd quite liek to see a B/W version, or perhaps a heavily desaturated one, with just a hint of colour left.

Desaturated


B&W


I have to say that for eeriness which is what I'm trying to convey the desaturated is the one that does it the most for me.
